Nashville, Tenn. — Methodist Olive Branch Hospital (MOBH) recently earned a Project Leadership Gold Award from the Construction Owners Association of America (COAA). The Integrated Project Delivery (IPD) team, consisting of Gresham, Smith and Partners, Smith Seckman Reid (SSR) and Turner Construction, nominated project owner Methodist Le Bonheur Healthcare for the award, which recognizes owners for excellence in project delivery, leadership and management.

“Using the Integrated Project Delivery (IPD) method was key to the success of building Methodist Olive Branch,” said David Baytos, CEO for Methodist Olive Branch. “We worked with the designer, engineer and contractor in cross-discipline teams to coordinate scope, schedule and budget and develop a state-of-the-art, sustainable hospital for the residents of Olive Branch, Miss. and its surrounding communities.”

With the IPD method in place, designers, contractors and engineers jointly handled quality and cost management, ultimately finishing under budget and ahead of a fast-track 23-month schedule without sacrificing quality. The IPD structure also facilitated a cohesive green design strategy in keeping with Methodist’s commitment to sustainability. As a result, MOBH is on track to become the first hospital in the world to earn the LEED Gold for Healthcare certification and will realize approximately $300,000 in annual energy savings.

“The Integrated Project Delivery structure was an important part of this project’s success, as it promoted an exceptional level of collaboration, trust and accountability between Methodist, GS&P, SSR, and Turner,” explained GS&P Principal Greg Gore, AIA, NCARB. “Methodist had the vision to seek out an IPD team for their hospital, and they were also very committed to sustainable design. That vision, and their team’s exceptional leadership, made this project rewarding for all involved, and created an excellent resource for the entire region. The COAA recognition is a testament to that success and to the whole team’s dedication.”

The 100-bed, 210,000 square-foot hospital opened to the public on August 26, 2013. In addition to being on track to receive LEED Gold certification, MOBH is tracking an Energy Star rating of 95 and has an Energy Use Intensity (EUI) of 124 kBtu per square foot, versus 245 kBtu per square foot for a typical hospital. Notable sustainable features include a geothermal heat pump HVAC system and photoelectric glass in the two-story lobby. Manufactured locally, this glass minimizes heat gain by adjusting its tint to current sunlight levels.
